Change Orders and Value Engineering

Change Order...what exactly is it?  According to Wikipedia, "a change order is a component of the change management process whereby changes in the Scope of Work agreed to by the Owner, Contractor and Architect are implemented."  In other words, it's work that is either added to or deleted from the original scope of work specified in the contract.  Once the contract is altered, the original contract amount and/or completion date is typically altered as well.

Reputable contractors try to foresee any issues ahead of time, thus minimizing the number of change orders involved in any given project.  However, occasionally a client may decide that the original plans do not represent his/her plan as well as expected and will therefore suggest an alternate approach.  At this time, the Project Manager will generate a change order that best describes the new work as well as the price to be paid.  Once submitted and approved by all parties, the change order becomes part of the contract.

Anderson-Moore Construction makes every effort to minimize or eliminate the need for change orders by working closely with the project owner(s), owner's representative, and/or design firm.  Communication is key during this process.   One of the value-added services utilized by AMC to aid in this process is called Value Engineering.

At Anderson-Moore Construction Corporation, our value engineering team, with diverse backgrounds, is assembled and the five phases of VE – investigation, speculation, evaluation, development, and presentation – are used to guide the team through the process. Value engineering formulates the solutions into recommendations and those valid recommendations are then implemented into the construction design.

The VE purpose is to ensure that only concepts that have the highest potential for values are ultimately presented and used. AMC utilizes this process to guarantee that our clients receive the most cost-effective, functional and quality-controlled construction project.

Unfortunately, not all construction firms adhere to such reputable standards and take little-to-no responsibility for assisting the client during the preconstruction process.
